Frequently Asked Questions

Barndominium Builders Questions

How much does it cost to build a barndominium in Houston?

It depends on the size of the building, the finish level and how much work your land needs. On raw land, clearing, a septic system, a well and power lines can add a lot to the total. Our service pages list published cost ranges with their sources. Your written estimate after a site visit is the price.

Do I need a permit to build a barndominium outside Houston city limits?

Usually yes, though not always the same permits a city would require. Texas counties cannot zone, but they apply floodplain rules when you build, septic systems need a permit from the local TCEQ authorized agent, and driveways onto county or state roads often need approval. Cities like Conroe, Katy or Pearland have their own building departments. We research your parcel's requirements as part of the estimate.

Can I build a barndominium inside the City of Houston?

Houston has no formal zoning, so a metal-sided home is not banned by zoning, but deed restrictions in many neighborhoods control materials and size, and the city's building and floodplain rules apply, including the 2018 requirement to elevate new homes two feet above the 500-year floodplain. Most barndominiums in the region go on acreage in the surrounding counties, where lots are larger.

Are barndominiums hard to finance in Texas?

They can be. HomeGuide notes conventional financing is limited because barndominiums are hard to appraise, and farm credit lenders familiar with barn-style buildings are more likely to lend. Texas Farm Credit says lenders want floor plans, a supply list, contractor bids, a timeline and cost estimates. We prepare those documents for you; we do not offer loans.

How long does it take to build a barndominium?

HomeGuide estimates about six months or longer, with larger or more custom homes taking longer. In the Houston area, wet spells can delay pad and slab work, and septic permitting adds time on rural land, so we build those into the schedule.

Will a metal barndominium sweat in Houston humidity?

It can if it is not insulated and sealed correctly. With summer mornings above 90 percent humidity, warm air hitting cold steel will condense. Closed-cell spray foam or a properly detailed insulation system, a vapor-controlled slab and correctly sized air conditioning keep the inside dry.

What kind of foundation does a barndominium need on Houston clay?

Most barndominiums around Houston sit on a concrete slab. On expansive clays like the Lake Charles series, the slab has to be designed for soil that cracks when dry and swells when wet, and built on a pad high enough to shed rain.

Do you build barndominium kits or only finished homes?

Both. We can put up a shell for you to finish, or carry the project through to a turnkey home. A kit covers the building package; the slab, site prep and utilities are separate line items in your estimate.

Custom Barndominium Homes Questions

What does a turnkey barndominium cost around Houston?

HomeBlue estimates about $69 to $114 per square foot for Houston construction, excluding land and site work. Rural lots that need septic, a well and power add more. We give you a written estimate after visiting your land, and that estimate is the price.

Is a barndominium cheaper than a traditional house?

Often, per square foot of enclosed space, especially when part of the building is shop or garage. Texas Farm Credit cites a conventional 2,000-plus square foot home in Dallas-Fort Worth starting around $190 per square foot, against a $65 to $160 range for standard barndo builds. Finishes drive the final number either way.

Can I pick my own finishes?

Yes. Cabinets, counters, flooring, fixtures, doors and exterior colors are your choices. We price allowances in the estimate and adjust them as you select.

How long does a custom barndominium take?

HomeGuide estimates about six months or longer for a barndominium. Permits, septic approval, weather during site work and custom finishes all affect the timeline, and we set a schedule with you up front.

Do I need my own land before I call?

It helps, because the land drives the price, but we can also look at a parcel you are considering and point out site costs like clearing, drainage, septic and power before you buy.

Barndominium Floor Plans Questions

What is the most popular barndominium size?

There is no single answer, but footprints like 40x60 (2,400 square feet) and 50x50 come up often because they fit a three- or four-bedroom home or a home plus garage. The right size depends on how much of the building is shop.

Can I bring my own floor plan?

Yes. We review it against your lot, your budget and your county's requirements and suggest changes where it would help.

How much space should I leave for a shop?

It depends on what goes in it. A two-car garage needs far less than an RV or boat bay. We size the shop from the vehicles and equipment you list.

Do floor plans need an engineer's stamp?

Lenders often require it. Texas Farm Credit says plans must be stamped by a structural engineer before construction starts. We coordinate with an outside engineer; we do not employ one in-house.

Should the porch face a certain direction in Houston?

Shading the west and south walls helps cut afternoon heat gain, and porches that cover entry doors keep heavy rain off them. The view and driveway approach also matter, so we balance all three.

Barndominium Kits & Shell Builds Questions

Is a barndominium kit cheaper than a full build?

The kit is only part of the cost. HomeGuide's calculator puts the shell or kit at about 20 percent of total cost and interior and exterior finishing at about 40 percent. A kit saves money only if you can do much of the finish work yourself.

Can I put up a kit myself?

Some owners do, but large steel frames need equipment and experience to erect safely. Many hire out erection and do the interior themselves.

Does a shell need insulation right away in Houston?

We recommend it. With summer humidity above 90 percent in the mornings, a bare metal roof can drip condensation onto the slab and anything stored inside.

Can I get a loan for a shell?

It depends on the lender. Many construction loans are written for a finished home, so ask your lender before you plan a shell-only project. HomeGuide notes farm credit lenders are more familiar with barn buildings.

What is not included in a shell build?

Interior walls, insulation unless added, plumbing and electrical beyond rough-in, air conditioning, drywall, cabinets, flooring and fixtures. Site prep and the slab are separate line items.

Shop Houses Questions

What is the difference between a shop house and a barndominium?

A shop house is a type of barndominium where a working shop takes up a large share of the building. All shop houses are barndos, but not every barndo has a shop.

How big should the shop be?

Big enough for the largest vehicle plus walking and work space. An RV or boat bay needs much more length and door height than a two-car garage.

Should the shop be air conditioned?

Many Houston owners cool at least part of the shop because of summer heat and humidity. A separate system keeps the house comfortable either way.

Can I run a business out of my shop house?

Possibly, but deed restrictions, county rules and any city rules may limit commercial use. We check the restrictions on your land before design.

Do shop slabs need to be thicker?

Heavier loads like lifts and equipment can call for a thicker or more reinforced slab, especially on expansive clay. The slab design is set for your soil and use.

Metal Building Homes Questions

Do metal homes get hot in Houston summers?

A poorly insulated one will. With proper insulation, air sealing and a right-sized air conditioner, a metal home can be as comfortable as any other house. The envelope matters more than the frame material.

Are metal building homes loud in the rain?

Insulation directly under the roof panels, like spray foam, dampens rain noise a lot. Uninsulated metal roofs are the ones that roar.

Do metal homes rust in Gulf Coast humidity?

Coated panels and fasteners resist corrosion, but condensation inside the building is the bigger risk. That is why we control moisture with insulation and cooling.

Can a metal home have a traditional look?

Yes. Stone or brick wainscot, porches, trim and roof color all change the appearance, subject to any deed restrictions on your land.

Are metal homes harder to appraise?

Appraisal can be harder because there may be fewer comparable sales nearby, which is why HomeGuide notes conventional financing is limited for barndominiums. Talk with your lender early in planning.

Barndominium Site Prep & Foundations Questions

Why does a barndominium need a raised pad around Houston?

The land is flat and the soils drain slowly, so water has few places to go during heavy rain. A raised, compacted pad keeps the slab above surrounding grade and helps water run away from the building.

What is expansive clay and why does it matter?

It is clay that shrinks when dry and swells when wet. The Lake Charles soils common on the Houston prairie crack up to 5 cm wide at the surface in dry spells. That movement can crack a slab that is not designed for it.

Who issues septic permits outside Houston?

Texas septic systems are permitted through a local authorized agent of the Texas Commission on Environmental Quality, usually a county or other local government. Requirements vary, and we look up the agent and process for your county.

How much does a barndominium slab cost?

HomeGuide lists concrete slabs at about $6 to $14 per square foot. Pad fill, reinforcement for clay soils and plumbing rough-in affect where your slab lands in that range.

Do I need a survey before building?

Usually. A survey confirms boundaries and setbacks and is often required by lenders and permit offices. HomeGuide puts land surveys at about $200 to $1,200.
