Steel Frames for Houston Homes

Metal building homes use a steel frame with metal roof and wall panels, the same system as commercial buildings, finished inside as a house. Around Houston they are a common choice on rural lots because steel is not food for termites, a clear-span frame allows open floor plans, and metal roofing sheds the region's heavy rain well.

Steel frame or post-frame

Barndominiums are built two main ways. A steel frame uses welded or bolted steel columns and rafters on a slab and can span wide openings without interior posts. A post-frame uses wood posts and trusses. We help you weigh the two for your plan, budget and lot, and we design the anchoring and connections to the slab for wind exposure on your site.

The humidity problem

Steel conducts heat and cold quickly. In Houston, where summer mornings average more than 90 percent humidity and the cooling season is long, warm wet air meeting cooler metal will condense. That is why the insulation system is the most important decision in a metal home. Closed-cell spray foam applied to the panels, which HomeGuide prices at about $1.50 to $5.00 per square foot of surface, is a common answer because it insulates and blocks air and vapor in one layer.

Cooling a metal home

An oversized air conditioner cools fast but shuts off before it removes moisture, while an undersized one runs constantly in a Houston August. We size the system for the actual insulated envelope, zone the shop separately, and plan fresh-air ventilation so the house does not trap humidity.

On the coast and the prairie

Open prairie and coastal lots in Brazoria, Galveston, Waller and Fort Bend counties have little to break the wind, so frame design, anchoring and door openings deserve close attention there. In the wooded north, falling limbs and shade on the roof are the bigger concerns. We look at your site exposure before the building is engineered.

Appearance options

Metal homes do not have to look like barns. Wainscot in stone or brick, board-and-batten accents, deep porches and darker roof colors change the look a lot. We check deed restrictions first, since some subdivisions limit metal exteriors.

Windstorm standards where they apply

Wind rules are not the same across the region. The City of Santa Fe in Galveston County requires most structures to meet the 147 mph standard of the Texas Building Code for Windstorm Resistant Construction and wants the state WPI-8 Certificate of Compliance within 60 days of final inspection. Where that applies, the steel frame, anchor bolts and roll-up doors are engineered and documented to the standard before erection.

Inspected like any other house

Where a city has adopted building codes, a metal building home is reviewed like a wood-framed one. Fulshear has adopted the 2015 International Residential Code and the 2014 National Electrical Code, as amended by ordinance, and requires permits in its extraterritorial jurisdiction too. In unincorporated Harris County, permanent power is released only after the house and the septic system pass inspection, so we plan the steel package and the inspection sequence together.

Engineering and lender paperwork

A steel home is usually financed with a construction loan, and Texas Farm Credit says lenders want floor plans, a supply list, contractor bids, a timetable and cost estimates, with plans stamped by a structural engineer before building starts. We coordinate with an outside engineer and organize the frame drawings, material list and line-item numbers so the lender, the engineer and the permit office are working from the same set.

Metal Building Homes Questions

Do metal homes get hot in Houston summers?

A poorly insulated one will. With proper insulation, air sealing and a right-sized air conditioner, a metal home can be as comfortable as any other house. The envelope matters more than the frame material.

Are metal building homes loud in the rain?

Insulation directly under the roof panels, like spray foam, dampens rain noise a lot. Uninsulated metal roofs are the ones that roar.

Do metal homes rust in Gulf Coast humidity?

Coated panels and fasteners resist corrosion, but condensation inside the building is the bigger risk. That is why we control moisture with insulation and cooling.

Can a metal home have a traditional look?

Yes. Stone or brick wainscot, porches, trim and roof color all change the appearance, subject to any deed restrictions on your land.

Are metal homes harder to appraise?

Appraisal can be harder because there may be fewer comparable sales nearby, which is why HomeGuide notes conventional financing is limited for barndominiums. Talk with your lender early in planning.
