The Shop Comes First
Shop houses are barndominiums where the shop is the point: a big clear-span bay for trucks, a tractor, a boat or a business, with a home attached under the same roof. On acreage around Houston, from the pine country in Montgomery County to the prairie in Waller and Fort Bend, a shop house lets owners keep equipment out of the weather and close to the back door.
Sizing the bay
We start with what has to fit. Overhead door height and width come from the tallest vehicle, often an RV, a bass boat on a trailer or a tractor with a loader. Depth comes from the longest one plus room to walk around it and a workbench. The living side is then laid out around that bay, not the other way around.
Separating shop and home
A shop is dusty, noisy and often unconditioned, while the home is sealed and cooled. We put a mudroom, laundry or storage room between them, use an insulated wall and door, and give the shop its own air conditioning or ventilation plan so the house's system is not fighting Houston heat through a roll-up door.
Concrete and drainage
Shop slabs take heavier loads and need to stay level. On expansive clay like the Lake Charles soils of the Houston prairie, which crack deep when dry and swell when wet, slab design matters more under a loaded shop floor. We also slope the shop apron so rainwater runs away from the bay doors.
Power and water
Welders, compressors and lifts need electrical capacity planned from the start. Utility runs, a hose bib and a shop sink are easier to place before the slab is poured. HomeGuide puts bringing power from the road at about $5 to $15 per square foot overhead or $10 to $25 underground, so the distance from the road to your shop matters.
Who builds shop houses
Shop houses suit people whose work or hobbies need space: contractors with trucks and trailers, families with boats for Lake Conroe or the Gulf, ranchers with tractors and hay equipment, and hobbyists who restore cars. The common thread is wanting the shop steps from the kitchen instead of across town.
Wells, septic and the shop apron
A shop house usually sits on enough land for its own well and septic system. In unincorporated Harris County a private well generally needs an approval letter from the County Engineer, including a diagram of its distance from any septic system within 100 feet, and the well permit itself comes from the Harris-Galveston Subsidence District. A driveway that crosses a roadside ditch in the county right-of-way needs its own permit. We place the well, the septic field and the shop drive together so trucks and trailers never cross the drain field.
Shop doors and flood lines
Roll-up doors sit at slab level, so they are the first opening water reaches. In the Harris County 100-year floodplain, sealed drawings have to show the garage threshold elevation along with the finished floor, and in Santa Fe the lowest floor in a special flood hazard area must be at least 12 inches above the base flood elevation. The shop floor height comes from your flood data, not from the lot next door.

Shop Houses Questions
What is the difference between a shop house and a barndominium?
A shop house is a type of barndominium where a working shop takes up a large share of the building. All shop houses are barndos, but not every barndo has a shop.
How big should the shop be?
Big enough for the largest vehicle plus walking and work space. An RV or boat bay needs much more length and door height than a two-car garage.
Should the shop be air conditioned?
Many Houston owners cool at least part of the shop because of summer heat and humidity. A separate system keeps the house comfortable either way.
Can I run a business out of my shop house?
Possibly, but deed restrictions, county rules and any city rules may limit commercial use. We check the restrictions on your land before design.
Do shop slabs need to be thicker?
Heavier loads like lifts and equipment can call for a thicker or more reinforced slab, especially on expansive clay. The slab design is set for your soil and use.
