Start With the Plan That Fits
Barndominium floor plans set the size of the building, the cost of the slab and steel, and how the home will feel every day. We draw plans for Houston-area land with the local climate in mind: long, hot afternoons, heavy rain that needs to run off the roof and away from doors, and humid air that a good layout helps the air conditioning control.
Common sizes
Most barndos start as a simple rectangle because clear-span metal buildings are efficient that way. HomeGuide lists common kit footprints such as 30x40 (1,200 square feet), 40x60 (2,400), 50x50 (2,500), 40x80 (3,200) and 60x80 (4,800). Within that box we place living space, bedrooms, a shop or garage, and a lean-to or wraparound porch.
Pre-drawn or custom
Texas Farm Credit notes that preset floor plans can cost $1,000 or less. A stock plan is a fine starting point, but it rarely fits a specific lot. We often begin with a familiar layout and change it: flip it so the porch faces the view, move the garage to the side the driveway arrives on, or add a safe room or second living area.
Layout choices that matter in Houston
A covered porch on the west or south side shades walls from afternoon sun. Grouping bathrooms, kitchen and laundry along one wall shortens plumbing runs in the slab. A separate air conditioning zone for a shop keeps the house comfortable without cooling a big open bay all day. A mudroom between shop and house keeps dirt and humidity out of the living space.
Plans lenders and counties can use
Lenders typically want interior and exterior floor plans along with cost estimates, and Texas Farm Credit says plans must be stamped by a structural engineer before building starts. We coordinate the drawings so they can go to the engineer, the lender and the permitting office without starting over.
Leave room for the septic field
A floor plan on rural land shares the lot with the septic system. Fort Bend County Environmental Health says a property should have at least one acre for a well and a septic system, and Austin County's permit guide allows one residential structure per one-acre tract, which matters if you want a guest house beside the barndo. Where soils drain slowly, an aerobic system with spray heads needs its own area and setbacks, so the house, shop, driveway and septic area go on the same site plan from the start.
Floor and garage heights
In the Harris County 100-year floodplain, sealed drawings must show the base flood elevation, the finished floor elevation and the garage threshold elevation. Inside the City of Houston, new homes must sit two feet above the 500-year floodplain. A plan with a shop bay set lower than the living floor has to respect those lines, so we put elevations on the drawings before the layout is final.
Plan Options We Draw
Typical layouts we adapt to Houston-area lots.
Single-story living
Everything on one level, popular for owners who want to age in place and for slabs that are simple to pour.
Loft and second-floor plans
Bonus rooms or bedrooms in a loft above the main floor to add space without growing the slab.
Shop-and-house combinations
A working shop or RV bay under the same roof, with a buffer room and separate cooling zone.
Wraparound and lean-to porches
Covered outdoor living that shades walls and keeps rain off doors and windows.
Multi-generational layouts
A second suite with its own entry and kitchenette for parents or adult children.
Plan revisions
Changes to a stock or purchased plan so it fits your lot, budget and county requirements.

| 50x50 (2,500 sq ft) | $75,000 - $125,000 | HomeGuide |

Kit costs are unfinished shells with assembly, before site prep, slab and utilities. These are typical published ranges, not quotes. Your written, line-item estimate after a site visit is the price.

Barndominium Floor Plans Questions
What is the most popular barndominium size?
There is no single answer, but footprints like 40x60 (2,400 square feet) and 50x50 come up often because they fit a three- or four-bedroom home or a home plus garage. The right size depends on how much of the building is shop.
Can I bring my own floor plan?
Yes. We review it against your lot, your budget and your county's requirements and suggest changes where it would help.
How much space should I leave for a shop?
It depends on what goes in it. A two-car garage needs far less than an RV or boat bay. We size the shop from the vehicles and equipment you list.
Do floor plans need an engineer's stamp?
Lenders often require it. Texas Farm Credit says plans must be stamped by a structural engineer before construction starts. We coordinate with an outside engineer; we do not employ one in-house.
Should the porch face a certain direction in Houston?
Shading the west and south walls helps cut afternoon heat gain, and porches that cover entry doors keep heavy rain off them. The view and driveway approach also matter, so we balance all three.
