Get Dried In, Then Finish Your Way
Barndominium kits and shell builds suit owners who want to do some of the work themselves or spread the cost over time. We erect the building on your slab, close it in with roof, walls, doors and windows, and leave you with a weather-tight structure to finish inside. Around Houston, getting dried in fast matters because the rain season runs long; most of the region's roughly 50 inches a year falls between April and October.
What a kit includes
HomeGuide describes a prefab barndominium kit as the plans, exterior walls, roof trusses, siding, roofing and trim, at about $20 to $35 per square foot for materials. HomeBlue gives the same $20 to $35 range for shell material in Houston. Kits do not include the slab, site prep, utilities, insulation or interior finish.
Assembly
Putting the kit up adds labor, which HomeGuide estimates at about $10 to $15 per square foot. A kit with on-site assembly comes to roughly $30 to $50 per square foot before site work and foundation. We handle erection, anchoring to the slab, and installation of doors, windows and trim.
Where shell owners get into trouble
The two common problems with shell builds are moisture and sequence. A bare steel shell in Houston humidity will condense on the inside of the roof panels, so insulation should go in soon after dry-in. And plumbing has to be roughed into the slab before the pour, which means you need a floor plan before the shell goes up, even if you plan to finish slowly.
Moving to finish later
If you decide you want help after the shell is up, we can price the insulation, mechanical systems or full finish-out separately. Because your estimate already lists each stage as its own line, adding a stage later does not mean starting the paperwork over.
Rural sites and delivery
Kit packages arrive on long trucks, and erection needs room for a lift or crane beside the slab. On wooded lots in Montgomery or Liberty County, that can mean clearing a wider work area than the footprint alone. On open prairie ground, we plan delivery for dry weather so trucks do not sink into wet clay.
A shell still needs permits
A shell is a new structure in the eyes of the county. Fort Bend County requires a development permit for new residential structures of 400 square feet or more in unincorporated areas. Austin County's guide says its Development Permit must be obtained before anything is moved onto or built on the property, and fees are doubled if work starts first; Liberty County also charges double permit fees for work begun without a required permit. We line up the permit before the kit is delivered.
Wind ratings near the coast
Closer to the Gulf, the kit itself has to meet stricter wind rules. The City of Santa Fe in Galveston County requires most structures to be built to the 147 mph standard of the Texas Building Code for Windstorm Resistant Construction, with the state WPI-8 certificate due within 60 days of final inspection. Frame members, panel fastening and large doors need to be ordered to that rating rather than upgraded later.

How a Shell Build Works
1. Plan and size
We settle the footprint, door and window locations and plumbing layout before ordering.
2. Estimate and order
Written line-item estimate, then the kit is ordered to your drawings.
3. Pad and slab
We or your concrete contractor prepare the pad and pour the slab with anchors and plumbing in place.
4. Erection
Frame, roof and wall panels go up and are anchored to the slab.
5. Dry-in and handoff
Doors, windows and trim installed, then we walk the shell with you and talk through next steps.

Barndominium Kits & Shell Builds Questions
Is a barndominium kit cheaper than a full build?
The kit is only part of the cost. HomeGuide's calculator puts the shell or kit at about 20 percent of total cost and interior and exterior finishing at about 40 percent. A kit saves money only if you can do much of the finish work yourself.
Can I put up a kit myself?
Some owners do, but large steel frames need equipment and experience to erect safely. Many hire out erection and do the interior themselves.
Does a shell need insulation right away in Houston?
We recommend it. With summer humidity above 90 percent in the mornings, a bare metal roof can drip condensation onto the slab and anything stored inside.
Can I get a loan for a shell?
It depends on the lender. Many construction loans are written for a finished home, so ask your lender before you plan a shell-only project. HomeGuide notes farm credit lenders are more familiar with barn buildings.
What is not included in a shell build?
Interior walls, insulation unless added, plumbing and electrical beyond rough-in, air conditioning, drywall, cabinets, flooring and fixtures. Site prep and the slab are separate line items.
