Why Drainage Comes First in Alvin

Barndominium builders in Alvin can't ignore the town's rain record. On July 25, 1979, Tropical Storm Claudette stalled over Alvin and dropped 45 inches of rain in 42 hours, including 43 inches in 24 hours, at the time the highest 24-hour rainfall total in American history. Storms like that are rare, but they explain why we plan every Alvin-area barndo around where water goes.

Where Alvin sits

Alvin is in Brazoria County, south of Houston. SH 35 runs about 25 miles north to downtown Houston and about 21 miles southwest to Angleton, the county seat. SH 6 crosses SH 35 and runs about 30 miles southeast to Galveston and 28 miles northwest to Sugar Land. That crossroads location is why buyers from several directions look at land here. The city had 24,236 people in 2010 and 27,098 in 2020, with an estimate of about 30,115 in 2025.

Ranch roots

The area was settled in the mid-1800s around bull ranches, and the Santa Fe Railroad brought the town. Residents wanted to name it Morgan after railroad employee Alvin Morgan; that name was taken, so they used his first name. Alvin incorporated in 1893, making it the oldest incorporated settlement in Brazoria County. Ranch and farm tracts around town are still why people come here wanting a shop and a home on the same property.

A long strip of city line

In 1960 Alvin annexed a strip of land 100 feet wide and 137 miles long to protect itself from annexation by other cities. Later border disputes followed, including a 2002 annexation attempt by Missouri City that ended up in a lawsuit. The practical point: whether a tract is inside Alvin's jurisdiction is not always obvious from the road. We confirm city or county authority from the parcel record.

Rain and heat by the numbers

Alvin's 1991-2020 normals show about 55.07 inches of precipitation a year, an average daily high of 78.6 degrees, an average low of 60.0 degrees and no measurable snowfall. Our Alvin site plans focus on:

  • Building the pad up above the surrounding grade
  • Ditches, swales and culverts sized to move water off the lot
  • Gutters that discharge well away from the slab
  • Keeping septic fields out of low spots that pond

Prairie clay under the slab

Alvin is on flat coastal plain at about 46 feet. USDA describes prairie clays in this region, such as the Lake Charles series between the Colorado and Trinity rivers, as very slowly permeable and prone to cracking when dry. That combination, wet one season and cracked the next, is why we use slab and grade beam designs meant for expansive soil.

Septic on acreage

If your tract has no sewer, the system needs a permit and a site evaluation by a site evaluator or professional engineer. TCEQ notes a narrow exemption for a single home on 10 acres or more, but only when every condition is met, including 100-foot setbacks from property lines. We still recommend a designed system on slow clay.

Neighbors on the county line

Alvin borders Friendswood and League City in Galveston County to the northeast, and the village of Hillcrest along part of the southeast. Land a short drive away can fall under different rules, so a parcel near the county line needs a jurisdiction check before plans are drawn. Tell us the address or tax ID and we will confirm it.

Alvin Questions

How do you keep a barndominium near Alvin dry in heavy rain?

We raise the pad, grade the site so water leaves the lot, size culverts and ditches, and keep gutter discharge away from the slab.

Is my land inside Alvin's jurisdiction?

Alvin's boundaries are unusual, so we check the parcel record instead of guessing from the address.

Do I need a septic permit on a large tract?

Usually yes. TCEQ allows an exemption only for a single home on 10 acres or more that meets all its conditions.

What foundation works on Alvin clay?

A slab with grade beams designed for expansive clay, on a well-drained raised pad.
