Barndo Country South of Rosenberg

Barndominium builders find Needville a natural fit because it still feels like farm country. Needville is a small city in southern Fort Bend County, with 3,089 people in 2020 (up from 2,823 in 2010) on about two square miles. Rosenberg is 11 miles north on SH 36 and downtown Houston is about 41 miles northeast. The land around town is the main draw: room for a house, a shop, a barn and some animals.

A town named for needing more

August Schendel founded Schendelville in 1891. When he applied for a post office in 1894, he suggested 'Needmore' as a joke about always needing more of everything. That name was taken, so the post office made it Needville. Cotton gins came early, with two in 1914 and four by 1920, and the town has kept its agricultural feel.

Permits in unincorporated Fort Bend

Outside city limits, Fort Bend County Engineering issues development permits. A residential permit is required for new structures or additions of 400 square feet or more, and any work in the 100-year floodplain needs a permit. The county's home permitting guide lists what to upload through the MGO Connect portal:

  • A copy of the recorded deed
  • A survey or site plan
  • A simplified grading plan
  • A septic design, if the home needs a septic system

A development permit is good for one year once issued. New structures also need an address verification letter from CenterPoint, and open-ditch driveways go through Fort Bend County Road and Bridge.

Septic rules worth knowing

Fort Bend County Environmental Health publishes its OSSF procedures. A Professional Engineer or Registered Sanitarian must design the system, and a Professional Engineer or Registered Site Evaluator must do the site evaluation. For subsurface disposal, the installer digs two 5-foot backhoe excavations for soil analysis during the pre-construction inspection. The county says a property should have at least one acre for a well and septic system, and lots under one acre platted before 1988 need a professional design. Aerobic systems need a recorded affidavit and a two-year service contract.

Clay with a Fort Bend pedigree

The USDA type location for the Lake Charles clay series is in Fort Bend County. Lake Charles is a very deep clay with very slow permeability that cracks 1/2 to 2 inches wide when dry, with gilgai, the small humps and dips you see in old prairie pastures. On ground like that, a barndominium slab needs a proper pad, grade beams and site drainage. We look at the backhoe pits and the evaluator's report before settling on the foundation and the septic type.

Wetlands and a state park nearby

Brazos Bend State Park and George Observatory are close to Needville, and George Ranch Historical Park is in the area too. Land in this part of the county includes low, wet spots and creek-side ground, so we check the flood maps for every tract.

Schools sometimes decide the lot

Needville ISD formed in 1946, and some addresses outside the city are zoned to B.F. Terry High School in Lamar CISD. If school zoning matters to you, check it before you buy.

Inspections before you use it

The county does not let a new septic system go into service on a handshake. After the final inspection, the system cannot be used until a Notice of Approval is issued by the county. We build that sign-off into the move-in date.
