A Barndominium on the Bay Side of Houston

Barndominium builders in Baytown plan for weather and water first. Baytown sits about 26 miles by road east of Houston, at roughly 23 feet of elevation, with Galveston Bay along its south and west sides and Cedar Bayou forming its eastern edge. The city counted 83,701 residents in 2020, up from 71,802 in 2010. Inside the city most lots are suburban, so barndominiums here usually go on larger parcels at the edges of town or across the bayou.

Two counties. Most of Baytown is in Harris County, but the portions east of Cedar Bayou lie in Chambers County. That matters. A tract a short drive from another one can fall under a different county's rules, and inside city limits the City of Baytown's own rules apply instead of the county's. We confirm the jurisdiction from the parcel before anything else.

Storm history. Baytown's own record lists four hurricanes as the most damaging to the city: Carla in 1961, Alicia in 1983, Ike in 2008 and Harvey in 2017. Being on the bay, the city faces more storm-surge danger than Houston and other inland communities. For a barndominium that means:

  • Know the flood zone and base flood elevation before you choose a floor plan
  • Set the slab height from the survey, not from the lot next door
  • Use a well-anchored frame and secure panel fastening for a coastal wind exposure
  • Keep mechanical equipment and electrical service above expected water

Ground that sank. Parts of Baytown have experienced severe land subsidence. Wikipedia notes heavy groundwater pumping by area refineries and municipalities in the 1960s, and the Brownwood subdivision (also called Wooster) is a well-known example. Ground elevation near the bay is not fixed, and that is one more reason to rely on a current survey. If you plan a private well in unincorporated Harris County, the well permit comes from the Harris-Galveston Subsidence District, and the County Engineer generally issues an approval letter first.

Rain and heat. Baytown's climate table shows about 64.73 inches of precipitation a year, a record high of 109 degrees and a record low of 7 degrees. Snow is practically zero. Heavy rain is the regular challenge, so we put real effort into site grading, gutters and downspout discharge, and keeping water away from the shop door and the living-area slab edge.

Industry next door. Baytown grew around the Goose Creek Oil Field. Humble Oil built the first offshore drilling operation in Texas here in 1916, and the ExxonMobil Baytown complex dates to 1919. The city was formed on January 24, 1948, by joining Goose Creek, Pelly and East Baytown. Older neighborhoods sit close to industrial land, so lot selection and orientation are worth thinking about.

Septic outside the sewer. On unincorporated Harris County land beyond public sewer, Harris County requires an on-site sewage permit, a site evaluation report and a designed system before the development permit can be issued. We put that at the start of the schedule.

Roads in and out. SH 99 (the Grand Parkway), SH 146 and Spur 330 connect Baytown to I-10, and the Fred Hartman Bridge crosses over from La Porte. Those routes make it practical to live on land at the edge of town and still reach work across the east side of the metro. Plan the driveway, culvert and shop door orientation around the road the parcel actually fronts.

Baytown Questions

Is my Baytown-area land in Harris County or Chambers County?

Land east of Cedar Bayou can be in Chambers County. We check the parcel record first, because the permitting office depends on it.

How do you plan for storm surge?

We start from the flood zone and elevation survey, set the slab height to match, and keep equipment and electrical service up high.

Does subsidence still affect building here?

It changed ground levels in parts of Baytown, so we work from a current survey rather than older elevation data.

Can a barndominium go inside Baytown city limits?

Where the city's rules and any deed restrictions allow it. We review both before design.
