Conroe: Pines, Lake and Fast Growth
Barndominium builders in Conroe build in the county seat of Montgomery County, about 40 miles north of Houston on Interstate 45. Conroe is a big place now. It had 56,207 people in 2010 and 89,956 in 2020, with a 2024 estimate of 114,581, and the Census Bureau named it the fastest-growing large city in the country for July 2015 to July 2016, at 7.8 percent. The city covers about 72.76 square miles at an elevation near 205 feet. Around it lie pine woods, the lake and plenty of rural tracts where a shop house makes sense.
Soil named after the town
The USDA's Conroe soil series has its typical pedon right here in Montgomery County. It is mostly forested ground on hillslopes and ridges of the inland coastal plain, with slopes from 0 to 12 percent. The surface is gravelly loamy fine sand, but the subsoil turns to sandy clay loam and then sandy clay, and permeability is slow. Many areas have even been surface-mined for ironstone nodules. For a barndo that means:
- Sandy topsoil is easy to clear and grade but erodes on slopes, so the pad and driveway need stabilizing.
- The slow, clayey subsoil can hold water, which affects both the foundation and the septic design.
- Gravel and ironstone in the upper layers can change excavation for footings and utility trenches.
Pines and hardwoods
Native cover on Conroe soils is shortleaf, longleaf and loblolly pine with sweetgum, post oak, red oak and hickory. Clearing a homesite here is a real line item in the schedule. Pines near a metal roof drop needles into gutters, and tall trees close to the building are a wind-storm hazard. We help decide which trees stay and which go before the slab is formed. Nearby, the W. Goodrich Jones State Forest covers 1,700 acres bought by the Texas A&M Forest Service in 1926.
Water: the West Fork and Lake Conroe
The West Fork of the San Jacinto River runs along Conroe's western edge, and the whole city lies in its watershed. Lake Conroe, a 19,640-surface-acre lake northwest of downtown, was created by a dam in 1973 to supply drinking water to Houston. Lakeside and river-bottom lots come with floodplain questions, and many lake subdivisions carry deed restrictions about exteriors and outbuildings. Upland pine tracts away from the river usually have fewer flood issues but more clearing.
Conroe averages 51.02 inches of rain a year in a humid subtropical climate. A metal roof sheds that water fast, so gutters, downspouts and swales are part of the design.
City limits or county land
Inside Conroe's limits, the city reviews building plans. Much of the land buyers want is outside the city in unincorporated Montgomery County, where permitting and septic work go through the county and the state's authorized septic agent. We sort out which applies to your parcel before we price anything.
A lumber and oil town
Isaac Conroe, a Houston lumberman, started a sawmill here in 1881, and the early settlement was called Conroe's Switch. George W. Strake discovered the Conroe Oil Field in 1931, and it had produced about 40 million barrels by 1935. On older rural tracts, it is worth checking for pipeline easements and old well sites before choosing where the house sits.

Conroe Questions
Is Conroe soil good for a barndominium slab?
It works with the right prep. Conroe-series soils have a sandy surface over slow, clayey subsoil, so we stabilize the pad and plan drainage around the slab.
Can I build a barndo on a Lake Conroe lot?
Often, but lake lots usually have deed restrictions and some sit in floodplain areas. We check both before design.
Does the City of Conroe permit my barndo?
Only if the land is inside city limits. Rural tracts in unincorporated Montgomery County go through the county and the state's septic agent.
How much clearing does a pine lot need?
It depends on the tract. We plan the footprint, drive, septic area and tree buffer together so you clear only what the project needs.
