Close to Katy, Still Country

Barndominium builders in Brookshire work in a town that offers what many land buyers look for: closeness to Katy's stores and schools on land big enough for a shop. Brookshire is in Waller County, about 34 miles west of downtown Houston on Interstate 10 and roughly seven miles west of Katy, at about 161 feet of elevation. It is part of the I-10 Energy Corridor market and a member of the West I-10 Chamber of Commerce. The town counted 5,066 people in 2020, up from 4,702 in 2010.

Drainage Is the Big Local Topic

The Brookshire Katy Drainage District is headquartered in the city. Its existence tells you something about this flat stretch of prairie: water needs to be managed, ditches matter, and new construction is expected to fit into that system. Before we set a barndominium on a Brookshire-area lot, we look at:

  • Where the nearest maintained ditch or channel is and how the lot drains to it
  • Whether the parcel touches a mapped flood zone
  • How high the pad needs to be so the overhead doors stay dry
  • What culvert size the driveway needs

Two Towns Became One

Brookshire is named for Nathan Brookshire, a large landowner who served as a captain in the Texian Army and took part in the capture of Bexar in 1835. In 1893, John Kellner donated land for the Town of Kellner, and John Brookshire and O. C. Drew filed a plat for the Town of Brookshire. The two combined when the City of Brookshire incorporated on May 24, 1946. Much of the land outside those old plats is still open, and that is where most barndominium projects happen.

Soil Test, Then Slab

USDA's Katy series, a fine-loamy coastal plain soil with its type location in neighboring Fort Bend County, has moderately slow permeability and a seasonal water table near the surface in the cool months. The Lake Charles clay found in the region is a high-shrink Vertisol that cracks when dry and swells when wet. Either way, we start with a soil report and design the foundation for what it shows. On a large-footprint barndominium, a stiff, well-reinforced slab on a properly built pad is the base of everything else.

Septic and Water

Outside the city's utilities, plan on a private septic system and possibly a water well. In Texas, an on-site sewage facility needs a permit before it is built, and a qualified site evaluator or professional engineer has to survey the lot and test the soil first. Slow-draining ground often points to an aerobic system. TCEQ notes that local permitting programs can be stricter than state minimums, so we check the current Waller County requirements for your address.

Steel frame or wood post-frame?

For a Brookshire shop home with a wide equipment bay, a clear-span steel frame avoids interior columns. If the building is mostly living space, a post-frame shell can be simpler to finish with standard interior materials. We price both when the design calls for it.

Inside the Metal Box

The Gulf Coast's long, humid cooling season is the hardest thing on a metal-sided home. Our standard approach is a continuous insulation envelope around the living area, closed-cell spray foam where the steel meets conditioned air, and an HVAC system sized for the living space rather than the full building. That keeps the house dry and the electric bill in check.

Plan the Driveway for Trailers

Goya Foods has its Texas offices in an unincorporated area near Brookshire, a sign of how much commercial activity sits along this part of I-10. If your tract fronts a busy road, plan the driveway entrance and the shop doors so trailers can pull in and turn around without backing onto the road.

Brookshire Questions

Does the drainage district affect my barndominium?

Drainage is a big deal on this flat prairie. We plan the pad, grading and culvert so the build fits the local drainage system and keeps water out.

Is Brookshire land in Waller County or Fort Bend?

Brookshire is in Waller County, which borders Fort Bend County to the south, so tracts south of town can fall in Fort Bend. We confirm from your parcel record.

Can I fit an RV bay into a Brookshire barndo?

Yes. A clear-span steel frame with a tall door handles RVs and trailers easily.

Will I need a well?

If city water is not available at your tract, yes. We plan the well, septic field and house so the required separations work.
