Barndos on the Katy Prairie
Barndominium builders in Katy work where Harris, Fort Bend and Waller counties meet. The city sits right at that tripoint, about 29 miles west of downtown Houston along Interstate 10, at an elevation of 138 feet. Katy grew from 14,102 people in 2010 to 21,894 in 2020, and the land around it still reads like the farm country it was: wide, flat and open, with room for a shop bay, a covered porch and a long gravel drive.
Which county is your land in?
This is the first question we ask on any Katy-area barndo. A tract a few miles north or west of town can fall in a different county from one a few miles south, and each county runs its own permitting for unincorporated land. In unincorporated Harris County, the county permit office has issued development permits since 1973 and states that a permit is needed for all development, including buildings, grading, paving, filling and excavation. Fill outside a mapped flood hazard area needs a site plan and a fill affidavit showing where the fill goes, how much and how the lot drains afterward. A driveway built in the county right-of-way, including across a roadside ditch, needs its own permit. Fort Bend and Waller tracts follow their own county processes, so we confirm the jurisdiction from the parcel record before planning anything.
Prairie clay and the Katy soil series
Early settlers found the thick local clay hard going, and builders still plan around it. The USDA's Katy soil series, mapped mainly between the Brazos and San Jacinto rivers, formed in loamy deposits of the Lissie Formation on flats with slopes mostly under 1 percent. It is moderately well drained with moderately slow permeability, and its lower subsoil grades into sandy clay and clay. Ground that flat and that slow to drain means a barndominium pad has to be built up and crowned so rain leaves the slab instead of pooling around it. It also affects septic design on rural tracts, since slow soils limit how a conventional drain field performs.
Why the land is so flat
Katy sits on the coastal prairie in the Western Gulf Coastal Grasslands, and the surrounding prairie is tied to the Katy Prairie Conservancy. Rice became the main crop after cotton, peanuts and corn, and the first concrete rice driers in Texas were built here in 1944. Rice land is level by design. For a barndo that is good news for layout, since long clear-span buildings fit easily, and a reason to take drainage seriously. Buffalo Bayou begins near Katy, and its tributaries shaped the floodplain soils along their banks.
Storms in Katy's history
The 1900 Great Galveston Hurricane destroyed nearly all of the original homes in Katy, and the city is working on flood mitigation today. A metal building is only as strong as its connections. We build to the wind design for the site, with the frame, purlins, girts and panel fasteners called out on the drawings instead of left to habit.
Layouts that suit this land
- Living quarters with an attached shop for equipment or a work truck
- A barndo with a wide wraparound porch facing open pasture
- A two-story steel shell with the shop below and bedrooms above
- A post-frame home on acreage where the buyer wants a wood-framed feel
Growth and timing
Interstate 10 opened in 1966 and set off the area's rapid growth, and that growth has pushed buyers farther out for acreage. If you are still shopping for land, we can walk a tract with you and point out drainage, access and utility questions before you close. Call (832) 850-5283 or
.Katy Facts for Landowners
- Three-county corner. Katy sits at the tripoint of Harris, Fort Bend and Waller counties, so nearby tracts can fall under different county permitting.
- Growth. Population rose from 14,102 in 2010 to 21,894 in 2020.
- Katy soil series. USDA describes the Katy series as moderately well drained with moderately slow permeability, on flats mostly under 1 percent slope, formed in Lissie Formation deposits.
- Harris County permits. Unincorporated Harris County requires a permit for all development, including grading and fill, and a separate permit for any driveway in the county right-of-way.
- Rice heritage. The first concrete rice driers in Texas were built in Katy in 1944.

Katy Questions
Who issues the permit for a barndominium near Katy?
It depends on the county the tract sits in and whether it is inside a city. Katy touches Harris, Fort Bend and Waller counties, so we confirm the jurisdiction from the parcel record first.
Do I need a permit to bring in fill for my house pad?
In unincorporated Harris County, yes. Fill outside a flood hazard area needs a site plan and fill affidavit, and fill is not allowed in a floodway.
Is Katy clay a problem for a barndo slab?
It needs planning. The soils here drain slowly, so we raise and crown the pad and design the slab for clay movement.
Can I put a culvert driveway on my lot?
A driveway in the county right-of-way, including across a roadside ditch, needs a permit in Harris County. Other counties have their own process.
