A Town With Its Own Soil Series
Barndominium builders who work around Splendora know the town shares its name with a soil, and that soil explains a lot about building here. Splendora is a small Montgomery County city about 37 miles north-northeast of Houston, with 1,683 residents in 2020. It started as Cox's Switch on the Houston, East and West Texas Railway, got its first general store in 1883, and took the name Splendora in 1896 for the splendor of its floral surroundings. It incorporated in December 1966. Today most barndominium interest here is on wooded acreage outside the city.
The Splendora Soil Series
The USDA's official description of the Splendora series lists a type location in Montgomery County near Conroe. It is a fine-loamy soil formed in sediments from the Lissie Formation, on the interfluves of the inland dissected coastal plain in the Western Gulf Coast Flatwoods. It is moderately well to somewhat poorly drained, and in normal years a perched water table sits 15 to 28 inches below the surface from December to April. Its main uses are timber and wildlife habitat, with loblolly pine and several oaks.
What a perched water table means for your build
- Foundation: the pad needs enough compacted fill to keep the slab well above wet winter ground.
- Septic: a shallow seasonal water table often rules out a conventional drain field, which pushes many lots toward aerobic or other alternative systems.
- Timing: site work in the wet months can stall. Late spring through fall is usually easier for clearing and pad building.
- Drainage: gutters and grading should move roof water well away from the slab and septic area.
Clearing a Wooded Lot
Piney woods land is beautiful, but trees have to come out for the house, the shop, the drive, the septic area and a safety margin around the building. We plan clearing around the final site plan so you keep as many good trees as possible, and we deal with stumps and root mats under the pad so organic material does not rot and settle under the slab later.
Montgomery County Is Growing Fast
Montgomery County went from 455,746 residents in 2010 to 620,443 in 2020, a 36.1 percent increase, and a 2025 estimate puts it at 781,194. In 2020, about 22.9 percent of residents lived in rural areas. Splendora sits on the east side of that growth, where tracts are still wooded and roomier than closer in. Sam Houston National Forest is also associated with the county, which says a lot about how much timberland is still out here.
Septic Permits
Texas requires a permit to construct, install, alter, extend or repair an on-site sewage facility, and before a system is chosen, a qualified site evaluator or professional engineer has to survey the lot and analyze the soil in the disposal area. TCEQ points out it is often not the permitting authority itself: a local program usually handles it, and local programs can be stricter than state minimums. On Splendora-series ground, expect the site evaluation to drive the system type and its location on the lot.
A Barndominium for the Woods
Wooded lots shade the building, which helps in summer, but they also hold moisture. On a metal-sided home, that makes a continuous insulation and vapor layer even more important. We usually pair closed-cell spray foam with good ventilation and a dehumidifying HVAC setup sized for the living area. A deep porch and a wide shop door for mowers, tractors and trailers suit these wooded lots.
Schools and services
Splendora ISD serves the city, and the district joined the Lone Star College district in 1996. Families buying acreage often pick the area with those schools in mind.

- County growth. Montgomery County grew 36.1 percent from 2010 to 2020, from 455,746 to 620,443 residents.
- Town history. First called Cox's Switch, the town was renamed Splendora in 1896 and incorporated in December 1966.

Splendora Questions
Is the ground around Splendora too wet for a barndominium?
No, but the Splendora soil can hold a perched water table in winter. A raised, compacted pad and good drainage handle it.
Will I need an aerobic septic system in Splendora?
Often, because of the shallow seasonal water table. A site evaluation decides the system type.
Can you clear my wooded lot?
Site clearing for the house, shop, drive and septic area is part of planning the build. We remove stumps and roots under the pad.
What time of year works well to start site work?
Wet winter months can slow clearing and pad work on this soil. Late spring through fall is usually easier.
